MIT Building 31 Renovations

A longstanding resource for engineers and innovators, Building 31 currently houses AeroAstro and MechE labs and offices. Its renewal will enhance each department’s facilities and encourage interdepartmental collaboration through improved building circulation.

The Project Scope consist of renovation to the existing building (66,000 sf) consisting of laboratory, faculty and office space including complete demo of existing MEP equipment, structural infill, complete new façade of masonry curtainwall, elevators, all finishes, millwork and lab casework.
Electrical Scope includes furnish and installation of complete new Normal and Emergency Electrical Distribution System to replace existing Electrical Vaults (East, North and West). New Distribution System consists of (2) New 13.8 KV G&W (4) position switches, (2) 1500/2000KVA 13.8KV-408/277 Volt Unit Substation transformers, (2) 3200 AF Substation Switchboards with tie breaker and multiple overcurrent Feeder breakers, new Distribution Panelboards, and Panelboards. The Electrical Emergency Distribution System consists of a new 750/938 KVA /480Y/277 volt roof mounted weather proof/sound attenuated generator system including (3) New 600 Amp ATS Switches , new emergency distribution panelboards and local emergency panel boards. McPhee Electric will provide new 13.8 KV feeder to new equipment and new 480 volt/208 volt feeders to new equipment as required. Electrical work also consists of furnishing and installation of new branch circuit wiring, new lighting systems, new feeder wiring including rewiring to existing Jet Engine Testing Cell laboratories.

McPhee Electric’s Scope also includes new Fire Alarm System Scope of Work to replace existing system and new Telephone/Data cabling and terminations including wiring of new wireless access points for upgrade of the existing buildings communication service. Lastly, McPhee electric’s scope includes the purchase and installation of a new 1500 Horsepower Delaval Wind Tunnel Motor, AC Drive and Filter. The Distribution System for this new motor consists of a separate 1500/2000KVA 13.8 KV-480/277 Volt Substation transformer, new overcurrent protective switchboard and all feeder and conduit to wire this new equipment.
